Financial Management

At Range Property Management we recognize the import role that accurate financial reporting plays in the successful operation of strata properties.  We have assisted a number of strata corporations in developing financial plans, resulting in steady growth of their Contingency Reserve Accounts, eliminating the need for special levies or “cash calls.”

Clients can expect to receive monthly reconciled financial reports on the 20th of each month from our in-house accounting team.  As an added measure of protection, all trust accounts are reviewed annually by BDO Canada LLP and are submitted to the Real Estate Council of British Columbia pursuant the Real Estate Services Act.

Building/Asset Management

We have been able to establish “arm’s length” relationships with the best contractors in the area.  We are dedicated to ensuring our clients are provided with the best possible service at the lowest possible cost.  Our portfolio of buildings gives us greater buying power, and we are able to offer our clients better service, often at a discounted rate.

Clients can also expect detailed semi-annual preventative maintenance program customized to their building.  These programs ensure maintenance items are addressed on a regular basis and not left unattended, resulting in higher repair costs and in turn higher strata fees.

We offer a 24-hour emergency line where you will receive a prompt response 365 days a year for any emergency situation.

Administrative Service

In conjunction with financial management services and building management, we also fill an administrative roll, adding consistency and efficiency to the day to day management of the strata corporation.  Services which aid in the administration of the strata corporation include:

  • Secured and monitored record storage
  • email and mail correspondence send to owners on behalf of the strata council
  • record retention
  • provide documents to facilitate the sale of a strata lot
  • maintenance of owner registry
  • demand payment of outstanding strata fees
  • prompt response to owner inquiries
